Dorwart played a central role in one of the most significant civic development projects in Oklahoma history: Tulsa’s Gathering Place, the largest privately gifted community park in U.S. history.
We helped our client acquire the real estate on which the project was ultimately developed and assisted in structuring and documenting the complex arrangements necessary to bring the project to fruition.
The project involved substantial real estate acquisitions, coordination among multiple stakeholders, and years of planning, development, and execution. Success required navigating legal, governmental, operational, and real estate issues across numerous phases of the project.
Dorwart helped structure and execute critical real estate components of the development, including acquisition matters and lease arrangements among key stakeholders. This required careful coordination with public entities, private stakeholders, and project participants while maintaining momentum toward development goals.
The successful completion of Gathering Place transformed a significant portion of Tulsa’s riverfront and created one of the nation’s most recognized public spaces. This project demonstrates Dorwart’s ability to help clients navigate large-scale, multi-stakeholder real estate developments from concept through completion.
Represented the Tulsa Stadium Trust in negotiations involving the Tulsa Drillers, as well as matters relating to the funding, development, and stadium lease arrangements associated with ONEOK Field.
Negotiation of complex commercial leases as both landlord and tenant for national association bank with regional footprint, including leases in Tulsa, Denver, Austin, San Antonio, Dallas, Houston, The Woodlands, Kansas City, Albuquerque, Phoenix, and other locations throughout the continental U.S.
Successfully negotiated and sold hundreds of Bank-owned properties after foreclosure or repossession throughout the country, including a $20 million shopping center in South Carolina.
